I had a full chimney rebuild done by this crew, and it’s made a huge difference. Solid structure, beautiful finish. Great work all around.
Chimney Repairs in Dorking and Surrey
A chimney takes the full force of the weather. We repoint and re-flash stacks, replace cracked flaunching and pots, rebuild where the brickwork has gone, and take chimneys down below the roofline when they are no longer needed.
Chimneys cause more leaks than any other part of a roof. The stack is exposed on all four sides, the mortar joints weather faster than the rest of the house, the flaunching that holds the pots cracks, and the lead flashing at the base is often the oldest thing on the roof. Water gets in at the top, soaks down through the brickwork and shows up as a damp patch on the chimney breast two floors down.
We repoint stacks with the right mortar for the brick, replace cracked flaunching and broken pots, fit cowls to keep rain and birds out, and dress new lead flashings and soakers at the base. Where the brickwork has gone beyond repointing we take the top courses down and rebuild them. If a chimney is unused and you would rather be rid of it, we remove it below the roofline and tile over, which also takes away the leak risk for good.
What is included
- Repointing with lime or cement mortar to match the existing brickwork
- Rebuilding the upper stack where the bricks have spalled or the stack is leaning
- New flaunching, chimney pots, cowls and bird guards
- Lead flashings, soakers, aprons and back gutters at the base of the stack
- Render repairs to rendered chimneys
- Chimney removals below the roofline, tiled over and made good inside

Signs your chimney needs work
- Damp or staining on the chimney breast upstairs
- Crumbling mortar, or bits of mortar and brick in the gutter
- A pot that is leaning, cracked or missing
- A stack that looks like it is leaning or has stepped cracks
- Birds nesting in the flue
- Lead at the base that has split, lifted or been patched with sealant

How much does chimney repair cost?
Repointing and new flaunching on a stack that can be reached from a roof ladder is a modest job. Rebuilding the upper courses, new lead all round or a full removal costs more, and most chimney work needs a scaffold tower or a chimney scaffold for safe access, which we include in the quote. We look at the stack from the roof, photograph it and give you a fixed written price.
Repair or remove?
If you use the fireplace, or the chimney is part of the look of the house, repairing is the answer. If the flue has been capped for years and the stack is in poor condition, removing it below the roofline costs about the same as a rebuild, and you never have to think about it again.
What customers say.
5.0from 129 reviews on BarkFast response. Honest assessment of work needed and delivered professionally
William responded to my request on Bark to replace a slate tile within minutes, and was able to do the work the same day, good job, fair price and nice guy.
Had a new roof installed last week. Very professional job from start to finish. Everything feels solid and looks great from the street.
Good questions, answered.
Anything else, just ask. You speak to Will or Sam, not a call centre.
Do you need scaffolding for chimney work?
For anything more than a quick inspection, yes. A chimney scaffold or tower lets us work safely on all four sides of the stack and is included in our quote.
Can you remove a chimney completely?
We remove the stack down to below the roofline and tile over, which stops the leaks and the heat loss. Removing the breast inside the house is building work that needs a structural beam, and we can advise on that.
Why is my chimney breast damp?
Usually one of three things: failed flashing at the base, cracked flaunching or mortar letting water into the stack, or an uncapped flue letting rain straight down. We find which and fix it.
Can you fit a cowl to stop birds?
Yes. A bird guard or cowl is a quick job while we are up there and stops the nesting and the rain.
