A roof window turns a dark landing, bathroom or loft into a room you want to be in, and on a tiled roof it is a day's work for a roofer who fits them regularly. The part that matters is the flashing kit: Velux make a different one for every type of tile and slate, and a window fitted with the wrong kit, or without the soakers it needs, will leak at the first heavy rain.
We cut the opening, trim the rafters, fit the window and the right flashing kit, and tile or slate back around it so the roof is watertight. We also replace old, tired roof windows (the ones with rotten frames and misted glass) with new units, and we fit windows into flat roofs and dormers. If you are having the roof replaced, adding windows at the same time is the cheapest moment to do it.

How much does a Velux installation cost?
The cost is the window itself plus the flashing kit and a day's fitting, so it depends mostly on the size and spec of the window you choose. Replacing a like-for-like window is quicker than cutting a new opening. Fitting several at once, or as part of a re-roof, brings the price per window down. We quote a fixed price in writing for the window, the kit and the fitting.
Replace or repair an old roof window?
If the frame is sound and only the glass has misted, a new glazing unit may be enough. If the frame is rotten, the flashing has failed or the window is more than 20 years old, a new window costs little more than repairing the old one and comes with a modern seal and much better glass.

Do I need planning permission for a Velux?
Usually not, as long as the window does not project more than 150 mm from the roof slope and is not on a listed building or in a conservation area with an Article 4 direction. We will tell you if it applies.
Can you fit a roof window without re-roofing?
Yes. Most of the windows we fit are into existing roofs; it is a day's work for a standard window on a tiled roof.
Why does my roof window leak?
Nearly always the flashing: the wrong kit for the tile, missing soakers, or tiles not dressed back properly around it. We re-flash and re-tile around the window, or replace it if the frame has gone.
Which brands do you fit?
Velux mostly, because the flashing kits are reliable and spares are easy to get, but we fit other makes if you have a preference.
