Flat Roof Repair and Replacement in Dorking and Surrey

Extensions, garages, dormers and porches: we repair flat roofs that are leaking or ponding, and replace the ones that are past it with GRP fibreglass or high-performance felt, guaranteed for 15 years.

Flat roofs fail at the edges first: the upstands, trims, outlets and the joints where the covering meets a wall. Old mineral felt blisters, cracks and lets water sit, the boards underneath go soft, and before long there is a damp patch on the ceiling of the extension. The good news is that a flat roof is quick to put right once you know what is underneath.

We replace tired coverings from the deck up, with new boards wherever the old ones have gone soft, and finish in GRP fibreglass (a seamless, hard-wearing roof with no joints to fail) or torch-on felt where that suits the roof and the budget. Trims, upstands, drip edges and outlets get the same care as the main area, because that is where the next leak would start.

What is included

  • New GRP fibreglass flat roofs with a seamless finish and colour-matched trims
  • High-performance torch-on felt flat roofs
  • Rotten decking replaced with new boards and firrings to give the roof a fall
  • Insulation upgraded while the deck is open, so the room below is warmer
  • Upstands, drip edges, outlets and flashings done properly
  • Repairs to existing felt and GRP roofs where the deck is still sound

Signs your flat roof needs attention

  • Water pooling on the roof days after it has rained
  • Blisters, cracks or bare patches in the felt
  • Moss and silt along the edges and around the outlet
  • A soft or springy feel underfoot, which means the boards are wet
  • Damp patches or a musty smell in the room below
  • A flashing that has lifted away from the wall

How much does a new flat roof cost?

The price depends on the size, whether the deck needs replacing, how much insulation you want and the finish you choose. A small porch or bay is a day's work; a large extension roof with new decking and insulation is more. GRP costs a little more than felt up front and lasts longer with no joints to fail. We come out, lift a corner if needed to see the deck, and give you a fixed written quote for the options.

Repair or replace?

If the deck is dry and sound and the damage is local, a repair is worth doing and we will say so. If the felt has gone across the roof, water has been sitting on it for years or the boards are soft, a repair only buys a season. Then a new GRP or felt roof is the right spend, and it comes with our 15-year guarantee.

The roof on our extension had been leaking for months. They inspected, explained the issue, and handled the repair brilliantly.

Good questions, answered.

Anything else, just ask. You speak to Will or Sam, not a call centre.

GRP fibreglass or felt, which is better?

GRP is seamless, tougher and lasts longer, so it is our first choice for extensions and anywhere you will see the roof from upstairs. Felt is cheaper and still a good roof on garages and outbuildings. We fit both and quote both.

How long does a flat roof replacement take?

Most domestic flat roofs are stripped and re-covered in one to three days, depending on the size and whether the deck needs replacing. The roof is never left open overnight.

Can you add insulation to a flat roof?

Yes. If the deck is coming up anyway, adding rigid insulation boards is the cheapest moment to do it, and the room below is noticeably warmer in winter and cooler in summer.

How long will a new flat roof last?

A GRP roof fitted properly should last 25 years or more, a high-performance felt roof 15 to 20. Both come with our 15-year guarantee in writing.
