Roof Repairs in Dorking and Surrey

Leaks, slipped and cracked tiles, loose ridges, worn valleys and flashings: most roofs do not need replacing, they need the right repair done properly. We find the cause, show you photos, and fix it for a fixed written price.

A roof repair done well should be the last you hear of that problem. We start by finding where the water is actually getting in, which is often not where the stain is on the ceiling. A slipped tile three courses up, a cracked ridge tile, a split in a lead valley or a flashing that has pulled away from the chimney can all show up as a damp patch a long way from the fault.

Once we have found it we take photos, explain what has failed and why, and give you a fixed written quote for the repair. We carry matching tiles and slates for the common roofs around Dorking, Reigate and Redhill, so most repairs are done on the first visit, and we check the rest of the roof while we are up there so you are not calling us back for the tile next to it in six months.

What is included

  • Leak tracing and repair, including the ones that only show in driving rain
  • Slipped, cracked and missing tiles and slates replaced, matched to the existing roof
  • Ridge and hip tiles re-bedded in mortar or converted to a dry-fix system
  • Valleys, flashings and junctions where a roof meets a wall or chimney
  • Felt and battens patched where tiles have been off for a while
  • Photos of the problem and the finished repair, before and after

Signs your roof needs a repair

  • A damp patch or drip on a ceiling, especially after heavy rain or snow
  • Tiles or slates in the garden or the gutter after wind
  • Daylight showing through the roof from inside the loft
  • A ridge line that looks uneven, or ridge tiles with gaps in the mortar
  • Moss and debris piling up in a valley, which traps water
  • Staining on the chimney breast inside, which usually means the flashing

How much does a roof repair cost?

A straightforward repair, such as a few slipped tiles or a re-bedded ridge, is usually a few hundred pounds. Repairs that need scaffolding, new lead or a larger area of tiles and battens cost more, mostly because of access and materials. We do not guess over the phone: we come out, look at the whole roof, and put a fixed price in writing with photos of what we found. The visit is free and there is no obligation.

Repair or replace?

If the tiles are sound and the felt and battens underneath are still in good condition, repairing is almost always the right call, even on an old roof. We will tell you honestly if a roof has reached the point where repairs are throwing good money after bad: tiles that crumble when handled, felt that has perished across the whole roof, or battens that will not hold a nail. Then a re-roof makes sense, and we quote both so you can decide.

One thing I liked they sourced slates that matched the original perfectly. It didn’t stand out at all, just blended in as if nothing ever happened.

Good questions, answered.

Anything else, just ask. You speak to Will or Sam, not a call centre.

How quickly can you repair a leak?

For an active leak we aim to get out the same day or the next working day to make it safe, then do the full repair as soon as the weather allows. Call us rather than filling in the form if water is coming in now.

Can you match my existing tiles?

Usually, yes. We carry the common concrete and clay tiles used around Surrey, and we can source reclaimed tiles and slates for older roofs so the repair blends in rather than standing out.

Do you repair roofs on older and listed houses?

Yes. Victorian and Edwardian roofs around Dorking, Reigate and Guildford are a big part of our work. We use matching slates, clay tiles and lead so the repair is in keeping.

Will my insurer cover the repair?

Storm damage is often covered. We photograph the damage before and after and put everything in writing, which is what most insurers ask for.
