Re-Roofs and New Roofs in Dorking and Surrey

When patching stops being worth it, we strip the old covering back to the rafters and start again: new breathable membrane, new battens, your choice of tiles or slate, and every ridge, verge and flashing finished properly. Guaranteed for 25 years.

A re-roof is the biggest job most homeowners ever have done on their house, and the one where it pays to get the details right. We take the old tiles off, check and repair the timbers, lay a breathable membrane and new treated battens, then fit the new roof covering with the ridges, hips and verges fixed so they stay put in a Surrey winter.

Most of the roofs we replace around Dorking, Reigate and Redhill are 1930s and post-war semis and bungalows whose concrete tiles and felt have reached the end of their life, and Victorian terraces where the slates have been patched one too many times. We will match the look of the street, or upgrade to a tile that suits the house better, and we fit roof windows, vents and new roofline at the same time if you want them.

What is included

  • Old covering stripped and cleared, timbers inspected and repaired
  • Breathable membrane and new treated battens across the whole roof
  • Interlocking concrete tiles, plain clay tiles or natural slate
  • Dry ridge and dry verge systems, or traditional mortar bedding where the look matters
  • New leadwork at chimneys, valleys and abutments
  • Scaffold, skip and waste removal arranged and included in the quote

Signs it is time for a new roof

  • Tiles that are crumbling, flaking or going porous, so repairs keep coming back
  • Felt underneath that is torn and perished right across the roof
  • Battens that have rotted and will not hold a nail
  • A roof line that has started to sag
  • Repeated leaks in different places every winter
  • A loft that is damp or shows daylight in several spots

How much does a new roof cost?

It depends on the size and pitch of the roof, the tile or slate you choose, how much of the timber needs attention, and access for the scaffold. A straightforward semi or bungalow in interlocking tiles is at the lower end; natural slate, plain clay tiles and complex roofs with dormers and valleys cost more. We give you one fixed written quote that includes scaffold, skip and the lot, so there are no extras. The visit is free.

Re-roof or repair?

If the felt and battens are sound, repairing is the right answer and we will tell you so. A re-roof is the right spend when the covering has failed across the roof rather than in one spot, when the felt has perished, or when the cost of repairs over the next few years would get close to the cost of doing it once properly.

Fantastic service on our new roof. The work was finished earlier than expected, and they kept us informed every step of the way.

One thing I liked they sourced slates that matched the original perfectly. It didn’t stand out at all, just blended in as if nothing ever happened.

William responded to my request on Bark to replace a slate tile within minutes, and was able to do the work the same day, good job, fair price and nice guy.

Good questions, answered.

Anything else, just ask. You speak to Will or Sam, not a call centre.

How long does a re-roof take?

A typical semi or bungalow takes about a week once the scaffold is up; larger or more complex roofs take longer. The roof is covered with membrane as we go, so it is never left open to the weather.

Do I need planning permission for a new roof?

Not usually, as long as the new roof is similar in appearance. Listed buildings and homes in conservation areas have extra rules, and we will tell you if that applies to you.

Can I change the type of tile?

Yes, within reason. We will advise on weight (some roofs cannot take heavy plain tiles without strengthening) and on what will look right for the house and the street.

What does the 25-year guarantee cover?

Our workmanship on every new roof we fit, in writing. If something fails because of how it was fitted, we come back and put it right at no cost.
